How are taxes calculated?

The steps outlined below show how to calculate an estimate of your real estate taxes. The calculations used in the example are for a $100,000 home in the City of Columbus for tax year 2001. Full tax rates and reduction factors can be found on a tax rate sheet. Call 462-3053 to request a tax rate sheet.

  1. Determine the assessed value
FORMULA: (Appraised Value) x 35% = Assessed Value
    Example: $100,000 x .35 =$35,000

  2. Calculate the adjusted tax
FORMULA: (Assessed Value) x (Effective Rate) = Adjusted Tax 1,000
    Example: $35,000 x 48.388 = $1,693.58 1,000

  3. Calculate the rollback credit amount
FORMULA: (adjusted tax) x (rollback) = rollback credit
    Example: $1,693.58 x .125 = $211.70

  4. Reduce the adjusted tax by the rollback credit amount
FORMULA: (adjusted tax) - (rollback credit) = net annual tax
    Example:$1,693.58 - $211.70 = $1,481.88

Please remember that there are other credits, such as the Homestead reduction and the farm value reduction (C.A.U.V.), that may affect the net annual tax. If you have any questions regarding the eligibility requirements for either of these programs, please call the Auditor's office at 462-4663.
